As the Spring season comes in full swing, I think it is safe to say we are all feeling the anticipation of warmer weather and brighter attitudes (even with the weight of so much change the last few months). February and March were a whirlwind in the real estate world for myself, marked by exciting milestones of closing on a great home for my super cool first-time homebuyers AND signing my first commercial listing—only to go under contract just 9 days later! For me, these last few months have been all about hard work, growth, and my unwavering commitment to providing the best possible service for my clients.
 
Changes
Over the last few months, the residential market in Casper has shifted, with increased demand and a shortage of inventory, especially in the $200k-$300k range. Interest rates are fluctuating, but some lenders offer temporary buy-down options, and more sellers are helping with closing costs. With only 189 homes and an average of 84 days on the Natrona County market, the pace has slowed compared to the last few year of fast-moving sales and rising prices. The commercial market here is experiencing mixed conditions, with the office sector seeing high vacancy rates and retail vacancy rates rising slightly. The industrial market benefits from energy business growth, but sale price per square foot has shifted slightly the last few years, leaving some of those older listings on the market stagnant. While lower interest rates may improve our market conditions, inflation and changing growth and work patterns continue to pose challenges locally and nationally. BUT, this shift in both the residential and commercial sectors creates opportunities for strategic decision-making, and that is where my skills come in!
 
Committed to Commercial
Securing my first commercial listing has been a proud milestone! I took a proactive and assertive approach to win the listing and created strong marketing materials—videos, photos, flyers, and detailed descriptions—to ensure accuracy. Over the past nine months, I’ve focused on understanding the local market, thoroughly valuing properties based on sales data, location, condition, and seller motivations. I take time to understand each property’s unique features, ensuring pricing reflects real-time market conditions. Pricing accurately is key to keeping buyers engaged, and I never rely on guesswork. While commercial properties can take longer to sell, effective pricing and marketing keep them visible to potential buyers.
